4 Star grading for 2008 season

These purpose built apartments provide you with all you need for a family holiday. Sheltered between the apartments is the swimming pool which is heated during the summer months (31 ft x 14ft & 4ft 6inches deep). To the south, which receives the sun from early until late, is the sunbathing terrace and lawn with sunbeds and picnic tables and a large grassed play area. Each apartment has a lounge/diner with LCD TV & DVD, 2 x twin bedrooms, bathroom and fully equipped kitchen - please see the Property Information page for full details.  Apartments 7, 8, 9 and 10 have undergone kitchen and bathroom refurbishment in the winter of 2006/7 with the bathrooms now having a separate shower as well as bath and graded 4 Star (all other apartments 3 Star for 2007 season).  Continued refurbishment in apartments 1 to 6 will bring them upto 4 Star grading for the 2008 season.  So from March 2008 all apartments at Ilex Lodge will have refurbished kitchens and bathrooms as well as new bedroom furniture and beds - each apartment will have one twin bedroom and one double room with king size 5' (152cm) bed in 2008.

Ilex Lodge is tucked away down a private lane in the parish of St Peter Port and is surrounded on three sides by lawns with many mature trees, including Holm Oaks, otherwise known as Quercus Ilex from which the apartments take their name.

Five minutes walk away is Cambridge Park and the Beau Sejour Sports and Leisure Centre with it's indoor heated swimming pools and facilities for all sports: roller skating, outdoor bowls, squash, badminton, table tennis, hard court tennis, etc., also saunas, solarium, swings, roundabout, slides, children's playground etc. The shops and harbour of the St. Peter Port town centre are approximately fifteen minutes walk away and a late night shopper only a few minutes walk away. If you like good food St. Peter Port has a large number of restaurants that offer varied and excellent cuisine. Buses go to the town centre in one direction and in the other to the popular west coast bays of Cobo, Saline and Grandes Rocques with their fine sand, rocks to climb and pools to explore.

Please note that work has started on a residential development adjacent to Ilex Lodge.  The land and property were run down and we have long awaited its development to enhance the area, unfortunately this does mean that building works will be ongoing over the 2008 season.  Quote from the developers 'Our builders are well aware of the need for good neighbourly co-operation'    We hope that there will be little or no disturbance to you during this development.   2007 saw the completion of  houses closest to Ilex and the development will progress to the back and further away from Ilex during 2008.  None of the work is being carried out in front or behind the accommodation so your views over the lawns and gardens are unaffected.  Please do not hesitate to contact us regarding any queries you may have regarding this.

CONDITIONS OF BOOKING

NON-REFUNDABLE DEPOSIT - One third of accomodation cost on booking
BALANCE - Due two months prior to arrival and only refundable, less any charges incurred, if whole period is re-let.

We strongly advise you to take out insurance
The signed reservation form denotes a contract and guests are advised to insure against the possibility of cancellation; if this does occur and the balance payment is due the amount outstanding must be paid in full.
